The ” Green Town” Project is directed towards the development and implementation of a concept of complete integration of ecology in business, and it involves ecology as a basic principle that is going to be applied at all stages, starting with the planning, construction and operation of the hotel. As such, the Green Town complex should be environmentally effective, energy-efficient, self-sufficient and independent, and of course CO2 neutral. It is going to minimize resource consumption and waste, but the environmental preservation is not going to affect the quality of service and comfort, as it will operate on the principle of ”fair trade” and work with local suppliers. The use of eco-products in the preparation of food and beverages, as well as to maintain and implement the Green Quality Management as a business System, and the Green Hospitality and CSR (Corporate Social Responsibility) as a business model. The development and introduction of a new concept of standards and ecology as a true orientation to get a new innovative business concept that precisely covers those segments of tourism which project significant growth, and positively contribute to environmental conservation.

LOCATION & SITUATION

LOCATION:

Zdrelac – island of Pasman, Croatia

 

SITUATION:

According to its natural characteristics, this land differs from all others and makes:

  • advantageous geographical position
  •  transport connections
  •  completely ecologically preserved natural environment (the Adriatic sea and the environment, the greenest island in Mediterranean.
  • suitable climatic conditions (about 1 km from the parcel ŽDRELAC, the place with the highest number of ozone values in the northern hemisphere)
  • many sunny hours

There are ideal conditions for the realization of an project on Ždrelac, because the natural characteristics of the terrain and the location, and the existing historical and cultural heritage must be respected and complied with.

Any intervention in a locality like this needs to follow one thought: “Everything you do on a particular land must be in the service of nature, environmental care and sustainable development.”

PROJECT TASK – PLAN FOR THE NEW SITUATION

Green Town – capacity of approximately 220 beds in the hotel, 200 beds in bungalows and ethno houses, 80 beds in the camp.

FIRST SITUATION:

  • First looks at the touristic, recreational, educational and health project in Zdrelac on the island of Pašman.

CENTRAL BUILDING:

  • Central reception with a permanent eco exhibition, restaurant, kitchen, lounges, offices, toilets,
    laundry room, boiler room.
  • Conference room for about 220 people, additional rooms about 60 m2 suitable for workshops,
    bathroom and part of the apartment.
  • Apartments to accommodate VIP guests.
  • Rooms for accommodation
  • Indoor swimming pool
  • Amphitheatre for different events (concerts, theatre performances etc.)
  • Parking: semi underground garage,
  • wellness centre

WORKSHOPS:

  • rooms on the ground floor for professional gatherings,
  • laboratory,
  • fisherman’s house,
  • food production for the needs of the eco centre, which would be produced on the land of the Green
    City. (Figs, olives, trees, )

 SPORTS FACILITIES:

  • soccer and sailing (small marina),

BUNGALOW AND CAMP:

  • Within the parcel 2 in the T3 zone there will be bungalows and a camp with the capacity of 280 beds.

SPECIAL BUILDING:

  • presentation and sale of our products
  • eco-ethno museum of the islands Pašman and Ugljan

BEACH:

  • cleaning the beach (showers) and the existing pier and predict a small marina.

STORAGE:

  • for the beach facilities
  • for electric bicycles
  • motorcycles
  • underwater scooters

RESTAURANT:

  • for about 250 people and open bar on the beach

TRAFFIC:

  • within the projected content.
  • All roads should be planned as natural waterways.
  • Car traffic is stopping at the parking lot.
  • Preserving the architectural and environmental characteristics and using natural materials.
  • Particular attention should be paid to the architectural expression of all objects, using elements of indigenous architecture and natural materials.
  • Incorporation of residences in the field, avoiding objects of large dimensions – defer terrain slope, respecting the existing horticultural heritage – these are all essential features to create humane landscape in beautiful nature.

 

 OTHER ACTIVITIES:

It is necessary to activate the local population and restore the production of fruits and vegetables. Raise a orchard, olives and vineyards with exclusive eco-farming by using centuries-old proven technology PERMA CULTURE with the symbiosis of natural protection. The home craft wear relies on the local population and their cultural and technological heritage. The production of usable souvenirs and products for the needs of the Eco village, and if necessary, beyond. The involvement of the local population in the healthy food production. “At the end of the chain, and at the beginning of everything stands a rational production and consumption of energy that will be produced by using the energy from the sun and wind. The waste water treatment will use a new technology utilized by MACECO (patented technology) that does not need electricity for the treatment.”
